Introducing HqOS, the End-to-End Operating System for Commercial Office Buildings

Hello, Built World.

Meet HqOS.

HqO is excited to announce the launch of HqOS, the end-to-end operating system for commercial office buildings. Before we dive into the details of what HqOS is, it’s important to understand why we’re doing it.

Why HqOS?

At HqO, we believe in the power of real connection: people to people, people to places, and people to communities.

Landlords want to build unique property experiences as a differentiator for their portfolios. At HqO, we’ve always emphasized the importance of the landlord’s relationship with the end user —  not just the tenant contacts, but every customer in the building.  If done well, those relationships drive loyalty that can’t — and won’t — be found in the form of a new lease agreement. Rather, it’s the opposite: the best relationships earn loyalty from individuals and groups when they have a terrific, connected experience with your product.

Additionally, we don’t want innovation in this industry to be gated by the limits of our ability to think of and create a product. HqOS is a platform that will facilitate growth and innovation across the commercial real estate technology sector.

How Does HqOS Foster Real Connection?

We create real connections by activating the art and science of great property experiences. HqOS enables the management of all customer-facing technology across office portfolios, so by activating these connections between people and the properties in which they work and shop, we’re empowering data-based CapEx and OpEx decision making for landlords, accelerating the implementation of innovative asset strategies, and delivering an exceptional tenant experience to building occupants in the process.

Data-driven decision making is at the core of providing a best-in-class tenant experience, and HqOS simplifies and streamlines the decision-making process, enabling smarter decisions that create differentiation and value in assets.

What Actually Is HqOS? Why an Operating System?

HqOS is the only operating system for commercial office buildings. In short, HqOS is bundling apps in one place for consumers and managing apps in one place for buildings.

“We’ve always thought of HqO like an operating system, but we’ve hesitated to use that name before,” HqO CEO Chase Garbarino told Bisnow. “Now we feel we’re ready to deliver on that promise.”

The HqOS operating system is comprised of three primary components: the Application Layer (this is what you’ve known us for to date), the Marketplace and the Digital Grid.

  • Application Layer: the tenant-facing component of HqOS is our award-winning app, which acts as a universal remote control for your property. The app reduces the number of different applications an end user needs on their smart device, and facilitates safe and frictionless property experiences — something even more critical in the wake of the COVID-19 pandemic.
  • Marketplace: Find and manage your apps in one place. The HqOS Marketplace provides white-glove consultation and app configuration support, allows asset teams to find best-in-class partners by key attributes and geography, and lets you transact with partners and book services through the platform. Plus, HqO’s API standards mean technology partners will build on top of your platform, allowing you to scale and tailor your offerings to specific customers while seamlessly integrating new technologies.
  • Digital Grid: Capturing and structuring all the data on how people use your buildings, the HqOS Digital Grid is what empowers you to make data-driven decisions. Digital Grid gathers insights on the physical building, the amenity stack, and building tenant data, organizing commercial real estate data at a scale the CRE community has never seen. This builds the foundation of data modeling that will enable smarter buildings in the not-so-distant future.

By providing this comprehensive data in one place — human behavior, IoT systems in buildings, and amenity usage and engagement — we’re gathering data that has never truly come together in this way.

Build better connections. Make better decisions. Do it all efficiently. HqOS.
